The Company's mortgage origination process can be divided into three steps:

Initial Discussion. EXPT starts with a pre-qualification process. This is not an approval, but rather a preliminary review of the client's situation at which time the Company evaluates available mortgage options. This first conversation, either by phone or in-person, is the most important. The Loan Expert reviews the client's income, employment history, savings, and credit history.

The Application. In this second step, EXPT and the customer make it official. Loan Experts work to complete the paperwork process. The Company secures credit reports and appraisals, collects supporting documentation on assets and income, solves any anticipated or unexpected issues that may arise, and prepares a full loan package for final review by a lender. All this is done in person, by phone, via fax and/or via the Internet.

The Closing. The day arrives when the lender issues the client's commitment. It's the final step to closing. EXPT works to clear the client's file for closing, coordinate title work and insurance coverage, and schedule the closing date. Depending on industry volume, the entire process typically runs from 30 to 60 days.

Pre-paid Credit Cards

The pre-paid Credit card offered by EXPT addresses the needs of cardholders whose circumstances have recently changed, have little or no credit history, have past credit problems or have below average income. Money is deposited into the account and the customer is able to use the pre-paid card like a regular credit card. The upside of pre-paid cards is that their use can help repair someone's credit. The "Expert Card" issued by EXPT is available in two tiers. Tier 1, the gold card, establishes pre-paid credit from $500 to $1,000. Tier 2, the green card, starts at $250 and goes up to $400.

Credit Repair

Some statistics indicate that as many as 79% of all credit reports1 (that's about 160 million reports from any one credit bureau) contain errors. And on top of this, 25% contain severe errors that greatly damaged credit worthiness. The Company plans to provide credit repair services to its own customers, taking advantage of the Fair Credit Reporting Act (FCRA) which gives consumers the right to accurate credit reporting. Upon receipt of client credit reports, EXPT conduct a detailed examination, identifying everything that is not in compliance and notifying the relevant parties for purposes of clearing derogatory information from the reports. Fixing credit reports can save the customer thousands of dollars.

Lending

EXPT has the opportunity to originate and fund its own loans.

Target Markets

The Company's main target market is Florida, which has a population of 18.1 million and is adding 962 new residents each day. EXPT focuses particularly on the Miami-Dade and Broward County housing markets, where home ownership rate average 58% and 69.5%, respectively, and where a significant underserved market exist. Miami-Dade County is considered to be the financial capital of Latin America and the Caribbean, with a great opportunity for mortgage companies to serve the Hispanic market.

EXPT mainly serves three groups:

First-time homeowners: Owning a home is a dream that is out of reach for many low-income families. Most of the new construction in the Miami-Dade and Broward County is directed toward first-time homeowners.

Residential refinancing: One of the most common reasons for refinancing is to take advantage of lower interest rates and reduce monthly mortgage costs. EXPT provides the customer with lower-rate mortgage; customers can convert from an adjustable rate mortgage to a fixed one or consolidate a first and second mortgage into one lower rate mortgage. EXPT also helps the client obtain cash needed for debt consolidation, home repairs, construction and remodeling.

Commercial financing: The Company specializes in finding the best programs for commercial mortgages for Multi-Family Apartment Buildings, Cooperatives, Shopping Centers, Mixed-use Retail , Office, Retail, Industrial, Hospitality, Specialty and Net-Leased properties.

Consumer with bad credit: EXPT assists consumers with poor credit rating in obtaining a first or second mortgage. These customers can utilize the Company's credit repair service as well as obtain a pre-paid credit card to begin re-building their credit.

Corporate strategy

The Company employs a multi-channel mortgage origination strategy with the goal of diversifying its product offerings and expanding its presence to other markets across the US. EXPT's marketing plan focuses on penetrating the Hispanic market through television and radio ads, mailings, the Internet, billboards and other channels.

Industry Outlook The real estate industry relies primarily on brokers and agents who facilitate sales and leasing transactions for a commission. This brokerage system is highly fragmented and, according to CB Richard Ellis, the top five commercial real estate brokerage firms account for less than 15% of industry revenue. Meanwhile, REAL Trends estimated that the 10 largest brokerage firms accounted for approximately 10% of all brokered residential real estate transaction volume in 2004, and the single largest firm accounted for less than 5% of total transaction volume.

According to the Association of Real Estate License Law Officials, there are over 2.6 million licensed real estate professionals in the United States, including commercial and residential real estate agents. In addition to the brokerage community, industry participants include tenants, owners, property investors and business operators, all of which are actively involved in real estate transactions.

According to a 2004 study by Wholesale Access Mortgage Research & Consulting, Inc., there are approximately 53,000 mortgage brokerage companies in the US. Mortgage brokers participate in more than 68% of home loans originations. The remaining 32% is done through the lender's retail channel. Ten federal laws, five federal enforcement agencies and over 49 state laws or licensing boards regulate the mortgage broker industry2.

The profitability of individual companies depends on volume, interest rate spreads, and success in underwriting. Large companies benefit from economies of scale in operations. Small companies compete successfully by funneling mortgages to the large companies. The industry is fragmented at the bottom but highly concentrated at the top: the largest 50 companies hold more than 70% of the market.

US Housing Sector

Housing sales and prices in 2007 were much weaker than in 2006. The US housing industry in 2007 is in the deepest decline in 16 years: as many as 1.5 million Americans may lose their homes due to foreclosures, another 100,000 people in housing-related industries could be fired, and an estimated 100 additional sub prime mortgage companies may go under, according to realtors, economists, analysts and a Federal Reserve governor3.

Housing starts and sales of new and existing homes fell sharply in August. New home sales reached the lowest point in over seven years, while existing home sales were at a five-year low. During the first eight months of 2007, new home sales fell 21.4% compared to the same period in 2006. Year-to-date sales of existing single-family homes were down 9.6% over the same period4.

Major home builders continued to report high or rising cancellation rates for buyers who have signed a contract but later back out for some reason. For example, Lennar Corp. -- the largest US home builder -- reported that its cancellation rate was 32% in the third quarter, up from 29% in the second quarter.

The median price for new homes dropped 7.5% in August from a year ago. The median price for single-family existing homes was flat from a year ago. Prices for existing homes are expected to rise about 2.4% in 2009 as compared to 2007. Median new home prices should rise 0.8% to $242,700 in 2009, as compared to 2007.

The Mortgage Bankers Association (MBA) projects the following trends in the US housing market5:

The housing slowdown will continue into late 2007. Total existing home sales for 2007 will decline by about 12% from 2006 to 5.72 million units. Sales will decline further by about 10% in 2008 before picking up 5% in 2009. New home sales will decline about 22% in 2007 and 10% in 2008. For 2009, new home sales will likely rise about 6%. Home prices for new and existing homes are expected to decline this year, with median nominal prices falling about 2%. This will be the first full year nominal home price decline since World War II. Prices should decline at a similar rate in 2008 before flattening out in 2009. Residential mortgage originations will decline 8 % in 2007 to $1.34 trillion. Refinancings will decline about 15% to $1.13 trillion from $1.33 trillion in 2006. However, interest rate cuts may help restore liquidity to financial markets, which will help support refinancing activity in the prime market in upcoming quarters. MBA expects the recovery of homebuilding activity to occur in the third quarter of 2008. The 50-basis point prime rate cut this year helped reduce the spread between the yield on conventional jumbo mortgage rates and conforming conventional mortgage rate, but the spread remains above historical averages.

Mortgage market

Mortgages outstanding on US residential and commercial properties totaled about $13 trillion at year-end 20066. Mortgage production this year will likely be down nearly 15% to $2.31 trillion from $2.73 trillion in 2006. Total originations are projected to decline another 18 % in 2008 as both purchases and refinance originations drop.

A weak housing market, combined with rising rates on mortgages, leads to a high level of defaults and foreclosures. Mortgage lenders have recently begun offering new products designed to make borrowing easier and reduce monthly payment requirements. These products range from zero-down mortgages to 40-year, fixed-rate loans and "option" loans that allow the borrower to defer a large part of each month's payment.

Over the past several years there has been a decline in average commissions charged due to the transition to online brokerage and greater information available to buyers. According to REAL Trends, while the average commission percentage decreased from 5.44% in 2000 to 5.02% in 2005, total commission revenues increased from $42.6 billion to $65.5 billion during that same period, influenced by steadily increasing sales volumes and higher median sales prices.

Despite near-term moderation in existing home sales and home prices, the National Association of Realtors believes the housing market will continue to benefit from positive long-term demographic trends such as population growth and increasing home ownership rates, and economic fundamentals, including rising GDP and historically moderate interest rates. According to Global Insight, GDP is expected to grow over the next five years. Although higher mortgage rates could impact the number of homes sold in any period, according to Global Insight, the average 30-year fixed mortgage rate is projected to range between 6.8% and 7.3% through 2015, compared to an average annual 30-year mortgage rate of 9.4% since 1972.

The Hispanic Market

Hispanics currently comprise approximately 16% of the US population and number approximately 44 million. According to US Census Bureau estimates, the Hispanic population will increase to 18% of the US population and number 60 million by 2020 and represent 24% of the US population by 2050.

The Selig Center for Economic Growth estimates Hispanic buying power at $863.1 billion in 2007, up 8.1% from 2006. According to the Selig Center, Hispanic buying power will increase 8% annually between 2004 and 2009. Hispanic purchasing power as a percentage of total US purchasing power has increased from 5% in 1990 to 8% in 2004 and is forecast to rise to 9% by 2009.

Despite increasing purchasing power and the dramatic growth achieved by Hispanics across all major economic and educational metrics, the special needs of this population have been largely ignored by the mortgage industry. Hispanics remain significantly underserved as potential homeowners, with home ownership rates significantly below the average of the general population and below non-Hispanics.

Valuation Analysis Revenue estimate

Catalyzed by increasing penetration of the Hispanic market and the rollout of new products, EXPT is poised for significant revenue growth. The Company expects to report 2007 revenues of $0.5 million and 2008 revenues of $1.5 million.

The mortgage lender industry group currently trades at a 13 times Price/Earnings multiple and a three times Price/Sales multiple. Applying the 13 times industry P/E multiple to our 2010 earnings estimate, we derive a $0.35 price target for EXPT shares.

Analyst Summary Expert Group, Inc. supplies the lending needs of real estate professionals, builders and individual homebuyers. The Company has access to a full range of mortgage sources and can assist customers in finding the right loan with the best rates, terms and costs to meet their unique needs.

EXPT operates in Miami-Dade and Broward Counties of Florida. These areas have large Hispanic populations underserved by other lenders.

In 2007, EXPT has expanded its product offering to include pre-paid credit card, credit repair and lending services.

The Company anticipates 2007 revenues of approximately $0.5 million which will enable it to achieve breakeven. In 2008, the rollout of pre-paid credit cards and credit repair and lending services are likely to fuel growth in revenues to $1.5 million. Management plans to add at least $1 million to annual revenues over the next five years, suggesting 2012 revenues in a $5.5 million range.

Taking into consideration EXPT's new products, specialized focus and strong lending sources, we are initiating coverage of Expert Group with a Speculative Buy rating and a $0.35 price target.

Risks Limited operating history

EXPT became a publicly-traded mortgage brokerage company in November 2007. The Company's limited operating history and development-stage status make forecasting its future performance difficult.

Need for capital

EXPT's ability to implement its growth plans is contingent upon securing additional debt or equity financing, increasing revenues and becoming profitable. However, there is no assurance that the Company will be able to raise the needed capital and/or achieve its growth goals.

Intense competition

The real estate industry relies primarily on brokers and agents who facilitate sales and leasing transactions for a commission. This brokerage system is highly fragmented: according to the Association of Real Estate License Law Officials, there are over 2.6 million licensed real estate professionals in the United States, including commercial and residential real estate agents. The financial power of some larger competitors creates a tough competitive environment for smaller participants such as EXPT.

Liquidity risk

EXPT's shares trade on the Pink Sheets. This market is less efficient and more risky than the NASDAQ or NYSE markets due to higher volatility, reduced regulation, limited transparency and poor trading volume and liquidity
